Reclaimed Factory | LoDo Loft Renovation
Located in Denver’s oldest neighborhood of LoDo, this loft conversion project has re-adaptive use in its DNA. Originally a candy factory built in 1909, the factory building was converted into residential lofts in the early 1990s. This unit was originally a large open space, with a sleeping loft and limited privacy.
The homeowners, two brothers, sought help from Helios to reimagine the floor plan to suit their needs; two bedrooms with ensuite baths, workspace, space for guests, and privacy. Privacy is paramount to the clients, who both work from home. To accomplish this, Helios used a highly rated wall assembly to isolate and deaden sound transmission.
Steel factory-style windows complement the existing architectural elements like exposed brick, rough-hewn columns, concrete floors, and massive joists.
“The Reclaimed Factory project has been a unique project for us. From the program requirements from the clients to the technical requirements of working in a multi-family building, it really pushed our knowledge and experience. Our team came up with beautifully designed spaces that really work well for the clients’ needs, and we worked closely with the builder, Elite Custom Builders, to find solutions to the construction challenges of working in a converted 115 year old industrial building,” explains HDG architect and Denver studio director, Chris Fuller.
The modern kitchen bridges the gap between old and new, and introduces olive green which serves as a major jumping-off point for the color palette. Along with olive green, interior designer Ariel Roth introduced shades of blue and yellow, as well as a variety of textures. Concrete, terrazzo, and laminates provide a vintage vibe while bringing this historic space into the 21st century.
